Beat the BRAC Wave

I had the wonderful opportunity to work with an investor/Realtor from San Diego California. I had sold her a Huntsville home as an invsestment property, and she’s looking for another. The first home was purchased “sight unseen.” It wasn’t until she flew out here for the final walkthrough, the day before closing, that she viewed the home for the first time. As you can imagine, I was a bit nervous. What if she hated it? What if this turned out to be a bad investment? Logic and statistics told me otherwise, but still, I felt nervous. Needless to say, she loved the home… it was exactly the type of investment she was looking for. And I believe this home will soon pay off with both positive cash flow and appreciation… the home was really quite nice.

I’m receiving more and more phone calls from out of state investors, very interested in Huntsville real estate. Huntsville is on the national real estate investment radar screen- having been identified as a growth market. This reinforces, in my opinion, what many local real estate companies project for the Huntsville/Madison/Monrovia area; continued growth and appreciation. We have already seen considerable growth over the last few years. And while many places in the US are experiencing a “soft market” such as the DC and California, our market has continued to climb.

In some cases, individuals from high-price real estate areas that have the opportunity to move here are seizing that opportunity quickly (many of them affiliated with BRAC). They want to “beat the BRAC wave” and trade in their small but pricey home for one that is much larger, on a bigger lot, and costs far less money.

What does all this mean? We can only speculate. For sellers, if you’ve been thinking about buying a bigger home, you might consider trading up within the near future. For buyers, you might consider getting your finances in order, find out from a lending institution what type of financing you qualify for, and begin your home search.
